Abstract : This guide outlines a procedure for treating drought damage to single family houses caused by the shrinking and swelling of soils. The first stage in the procedure is to inspect and describe the damage to the house. The damage in question (mainly cracks) appears at weak points which are generally well known. It can be classified according to its severity, giving rise to a number of damage classes. Generally, the underlying mechanism can be identified from inspections and the ground can be cleared from blame when it is not responsible. The inspection of cracks must be combined with an understanding of the mechanical behaviour of the house and therefore the knowledge of the different standard house structures and the essential parts of a house – the foundations, floors, walls, wall ties, etc. If the ground is deemed responsible, the precise source of the damage is easier to find, but a large number of possibilities must be explored. Shrinkage and swelling of the soil is not always the only cause of damage and variations in the supporting soil, the presence of slopes or construction defects may also be responsible. Furthermore, the shrinkage and swelling of soils is not confined to periods of dry or rainy weather, and other causes, such as vegetation or construction defects, are major causes of damage. Analysis of the damage should establish how it will develop. Movements may vary in rate, and are sometimes cases reversible. Such factors can be established with easy-to-use measurement devices. Depending on its precise origin, a number of techniques are available to treat damage due to the shrinkage and swelling of soils. Measures can be applied to the environment of the construction, the soil itself, the foundations, or directly to the structure of the house. Finally, it is useful to be aware of the procedures for obtaining repair and treatment works and compensation. A full account of how to approach insurance companies is given.
